Buying a house is one of life's biggest and most expensive decisions you will ever make (unless you plan on buying an airplane). Therefore, you'll want a professional home inspection to fully evaluate the house, site and grounds. As a certified, fully insured and professionally trained home inspector, I'll provide you with a computerized written narrative report (not a checklist) which includes digital photos of all the emergency shutoff locations along with suggestions for routine maintenance. Below is an outline of what I inspect.
- Driveways, walkways, grade steps, patios and retaining walls
- Building perimeter, land grade and water drainage adjacent to the foundation
- Identify exterior items that might adversely effect the structure
- Windows, doors, exposed area of chimneys, rain gutters and roof
- Foundation walls, grade slab and floor slab including inspection for water damage
- Exposed bearing walls, posts, piers, beams, sub-floors, chimney and stairs
- Roof structure and attic insulation
- Electrical, heating and cooling, and plumbing systems
Since I don't have an emotional attachment to the house you are considering to buy, my inspections are unbiased. In other words,"I tell it like it is". This way you are armed with the knowledge that you have done everything you could have to make an educated decision on weather you want to continue with the purchase.
